Mortgage Payoff Accelerator

What does an extra $200 a month really save you? Years — and five figures.

How to accelerate your mortgage payoff

  1. Enter your remaining balance, rate, and years left. Your current payment is computed for you.
  2. Add an extra monthly amount. Even $100–$200 moves the needle on a 30-year loan.
  3. Optionally add a lump sum (bonus, tax refund) and the month it lands.
  4. Press Calculate. Interest saved, years saved, and your new debt-free date appear.

Frequently asked questions

Do extra mortgage payments go to principal or interest?

When you pay more than the scheduled amount, the surplus goes to principal (tell your servicer to apply it that way). Less principal means less interest next month, compounding your savings.

Is it better to pay extra monthly or one lump sum?

Earlier dollars save more. A lump sum today beats the same total spread over years, because it kills interest accrual immediately.

Will my lender charge a prepayment penalty?

Most U.S. residential mortgages originated in the last decade have no prepayment penalty, but verify with your servicer before sending extra.

Should I pay extra or invest the money?

Compare your mortgage rate to expected investment returns, and weigh the guaranteed return of killed interest against market risk. This calculator shows the guaranteed side.

Does biweekly payment really help?

Paying half your payment every two weeks equals 26 half-payments — one extra full payment a year. Enter that extra twelfth as a monthly extra to model it.
